Message from the President

Happy New Year CAI Alabama,

I hope all of you enjoyed a wonderful time with your family and friends during the Christmas holiday.  As we begin to settle into the new year and new decade, I am excited about 2020 for CAI Alabama and I hope you are too.  The Board has worked together to plan more great events that continue to promote professional development, education on current industry best practices, and fun and fellowship.  You won’t want to miss an event so make sure to keep reading and go to 2020 Events at a Glance to add events to your calendar.

We are also excited about our new and returning committee members.  Each of you add so much to our ability to plan, coordinate, and bring to fruition all of the awesome events that take place and we cannot do it without you.  Thank you for your commitment to serve for 2020.

As CAI Alabama prepares to launch the first ever Municipal Partner Membership within the history of CAI, the Board will be reaching out to the incredible talent and expertise that we have among our members to serve on this new committee.  And if you are interested in serving on the Municipal Partner Committee, please contact our Executive Director, Julia Boehm-McKay at [email protected]

There is so much to share and I wish I could put it all in this greeting to you.  As we start 2020, I am confident that because of each of you, our dedicated members, CAI Alabama will continue to make an impact in the communities that it serves and 2020 will be another amazing year.

Meet your 2020 CAI Alabama Chapter Board of Directors!

Mildred Lanier

2020 President

Name: Mildred Lanier
Organization: Hayesbury Townhomes Association
Member Type: Homeowner Leader

When and why did you/Hayesbury Townhomes Association join CAI?
I was introduced to CAI at a training workshop for HOA Board members presented at Pelham City Hall.  I distinctly remember that day because it was very windy and it was raining very hard.  In 2016, I joined as an individual member under the classification of  Homeowner Leader.  Because I strongly believe in the valuable training needed to educate volunteer HOA Board Members, as President of the Hayesbury HOA Board, I recommended that we join, which the Board approved in 2018.

Which CAI event did you enjoy the most in 2019?
The CAI event that I enjoyed the most was the second event of the year.  It was a great meeting in the evening which allowed us to interact with one another more in a relaxed atmosphere.  I thought the ice breakers were a lot of fun and a good way to get to know each other.  And John Barnes did a great presentation.

What are your passions next to CAI?
A passion that I have is performing.  As a trained classical singers, I have enjoyed performing in opera productions, being guest artist with symphonies, and singing with the Alabama Symphony Orchestra Chorus.  


2020 President-Elect

When and why did Neighborhood Management join CAI?
Neighborhood Management has been a member of CAI for almost 7 years with the continuing goal of growing not only our business reputation, but also promoting training, education and networking throughout the whole industry of Association Management from vendors, board members, and management companies.

Which CAI event did you enjoy the most in 2019?
The Annual Golf Tournament is ALWAYS my favorite event.  It is such a fun-filled day with other industry professionals and supports great local charities.

What are your passions next to CAI?
Outside of Association Management, I have many hobbies and interests.  I absolutely adore traveling with my family, any activity outdoors, yoga and serving in the nursery at Church.


2020 Treasurer

Name: Drew Perkins

When and why did Northwest Exterminating join CAI?
We joined in 2017.  We joined to introduce our company and services to the HOA management company community.

Which CAI event did you enjoy the most in 2019?
Either the Golf Tournament or the event at The Woolworth.

What are your passions next to CAI?
Golf and UGA Football


2020 Secretary

Name: Roy Kallista
Company: DMA Reserves

When and why did DMA Reserves join CAI?
Our company joined CAI in the 1990’s because it was the best way for us to meet with other people who are dedicated to enhancing the Association Living Experience.  We joined the Alabama Chapter after my wife, Jen,  and I moved to Alabama so Jen could begin her career as a Professor at Auburn University and I could expand DMA into the Southeastern Region of the United States with a main focus on Alabama.

Which CAI event did you enjoy the most in 2019?
The Fall Social and talk regarding Air B&B’s

What are your passions next to CAI?
Theater, Carpentry, and the Outdoors.


2020 Past President

Name: Jamie Phillips, PCAM
Company: J.H. Berry & Gilbert, Inc.
Member Type: Management Company

When and why did J.H. Berry  join CAI?
We joined CAI in 2012 after realizing it is the premier organization for homeowner and condominium association education and management.

Which CAI event did you enjoy the most in 2019?
2019 was a fun year for our chapter. I enjoyed the mingling, comradery, and atmosphere at the brewery socials and the golf tournament. It has been a pleasure watching not only our chapter grow through these events but the strength of relationship increase between our members. I believe these types of events have given the chapter a platform to foster these connections.

What are your passions next to CAI?
Here comes the standard mom answer :). My children are the light of my life. Watching two little people grow and explore their world is so much fun. I love introducing them to new experiences and environments. I love the outdoors and am always planning my next backpacking trip.

Member Spotlight

In the first newsletter edition of 2020, we would like to put the spotlight on one of our members who made a submission to showcase how they made an impact in the community last year.

Neighborhood Management's 2019 Annual Food and Toy Drive

Every year, Neighborhood Management’s Vice President of Association Management, Amanda Carr organizes a Food and Toy drive benefitting Toys for Tots and the Community Food Bank of Central Alabama.

Having a heart of service is a cornerstone upon which Neighborhood Management’s mission is based.  Extending that servant’s heart to our surrounding community is something the entire staff at Neighborhood Management looks forward to every year.  Our annual Food and Toy Drive gives the company a chance to allow all of their communities to become involved in the spirit of the holidays and charitable giving. 

In year’s past, Neighborhood Management and the communities it manages have raised over 33,000 pounds of food and hundreds of toys benefitting the less fortunate of the Birmingham Metro area.  This year alone another 9,390 pounds of food and countless toys were added to our overall amounts!  These donations equate to over 35,000 meals being provided for the less fortunate.

These are truly accomplishments to be proud of.  The collaboration between Neighborhood Management and the communities it manages showcase just how powerful service and teamwork can be to make a community a better place.

Congratulations, Kathryn! We are so proud of you!

The PCAM designation is the highest professional recognition available nationwide to managers who specialize in community association management.

Worldwide over 3,100 have been awarded the PCAM designation. In Alabama, 7 individuals hold a PCAM designation.

Call for Articles!

We invite you to share your knowledge, expertise and experience, whether you are a community manager, a business partner or homeowner leader so that we can learn from one another.

Having your article published puts you and your company out in front as a knowledgeable expert in your field; and also counts for points toward renewing your designations! You know what topics are most important to you, your neighbors, your clients. You've seen for yourself what's working and what's not, so try putting those thoughts down on paper!

Please keep articles at around 500 words.

And if you can't write an entire article, just quick tips for success -at whatever- would be useful.

Our homeowners association covenants, which are decades old, allow two cars per household and no commercial vehicles. Over the years, the demographics in our community have changed, and we now have more blue-collar residents who own their own businesses. We also have police officers with patrol cars and EMTs with an ambulance living here. How should we define commercial vehicles?
