Message from the President

Hi CAI Alabama,
What a fantastic second quarter of 2026! From our Mini Tradeshow in Birmingham and Summit Luncheon in Huntsville to our Montgomery Luncheon, Serve Days, the CAI Annual Conference, and our Summer Social on the Gulf Coast, it has been an exciting and rewarding few months for our chapter. Be sure to visit our photo gallery to see highlights from these events and the many members who helped make them successful.
As we look ahead, I am excited about several upcoming chapter highlights. Our 8th Annual Golf Tournament on October 15 in Birmingham will bring members together for a day of networking, fun, and friendly competition while supporting the chapter's educational programs and initiatives. This year's music-themed tournament, The Ultimate Playlist Classic: Turn It Up, Tee It Off!, promises to be one of our most memorable events yet, and we are proud to donate a portion of the proceeds to Iron City Trykes.
We are also proud to launch the inaugural Best of Alabama Communities Awards, a new statewide recognition program celebrating outstanding HOA and condominium communities across Alabama. I encourage you to learn more about the awards program and how your community can participate.
Thank you to our members, sponsors, board members, committee members, and council volunteers for your continued support and dedication to CAI Alabama. I hope you have a wonderful summer, and I look forward to seeing you at an upcoming event.
Warm regards,
Darlene Windom, CMCA, AMS
President, CAI Alabama Chapter
Meet Our Annual Awards Luncheon Keynote Speaker

We're excited to welcome Dawn M. Bauman, Chief Executive Officer of the Community Associations Institute, as the keynote speaker for CAI Alabama's 2026 Annual Awards Luncheon on November 12 at the Huntsville Botanical Garden.
As CEO of CAI, Dawn leads the international organization serving the community association industry and is a recognized leader in education, advocacy, and professional development. During her keynote, she'll share insights on the future of community associations, emerging industry trends, and the opportunities ahead for homeowner leaders, managers, and business partners.
Whether you're attending to celebrate this year's award recipients, recognize the inaugural Best of Alabama Communities Award winners, or connect with colleagues from across the state, Dawn's keynote will make this year's Annual Awards Luncheon one you won't want to miss.
Building Stronger Communities Through Education

Strong communities begin with informed leaders. That's why education remains at the heart of CAI Alabama's mission, helping homeowner leaders, community association managers, and business partners stay informed, connected, and prepared for the evolving challenges of community associations.
Our HOA/Condo Leadership Summit on July 23 in Birmingham will bring together industry experts to share practical insights on leadership, organizational culture, industry trends, and important condominium lending updates. Attendees will leave with ideas and strategies they can apply in their communities right away.
Resource Spotlight: Condominium Safety

The anniversary of the Surfside condominium collapse is an important reminder that proactive maintenance, reserve planning, and informed leadership play a critical role in keeping communities safe.
To help board members, managers, and homeowners better understand condominium safety, inspections, reserve studies, and structural integrity, the Community Associations Institute has developed a dedicated online resource center.
We encourage you to explore these valuable tools and educational resources to help strengthen your community.

Giving Back Through Golf

The CAI Alabama Golf Tournament is about more than a day on the course—it's an opportunity to make a meaningful impact in our communities.
This year, a portion of the tournament proceeds will benefit Iron City Trykes, helping provide custom adaptive tricycles that give children and adults with disabilities greater mobility, independence, and the joy of riding alongside family and friends. Participants will also have the opportunity to support Heidi's Kids through a donation drive benefiting children and families in need across Alabama.
Every sponsorship, golfer, and donation helps make a difference. Together, we're strengthening communities both on and off the course.
